Arenas & Civic Centers

T. B. Harris, Jr. & Associates has provided consulting experience for private, university and municipal arena/civic center projects across the United States. The typical engagement includes a site analysis, an analysis of existing competitive facilities, an estimate of facility utilization including number of events and attendance, and projected financial performance. Most reports include an analysis of available funding and financing for the project, if proposed, and an economic impact model. The recommendation for the "ideal" facility program, including seating capacity, exhibition area, meeting room area, and ancillary/support area is an integral part of the study.

Examples of arena projects for which consulting services have been provided include:

  • A study to determine the market potential for a proposed 18,000-seat arena in Memphis, Tennessee. The study included site analysis and rating, estimated utilization, financial performance, and economic impact for the proposed building.
  • Appraisal of the market value of the fee simple interest in Baseball Stadium in Rowan County, North Carolina.
  • Valuation services for the Charlotte Area Regional Visitors Authority related to parking lots and parking decks.
  • Appraisals of Conference Centers in Charlotte, North Carolina.
  • Multiple Speedway appraisal and consulting assignments throughout the United States including Georgia, New Hampshire and Michigan.

In addition, T.B. Harris, Jr. & Associates has conducted operations analyses for large-scale convention-auditorium complexes, feasibility studies for sports facilities including stadiums, arenas and motor sports super-speedways, market analysis for outdoor amphitheaters, and feasibility studies for hotel-related meeting and exhibition halls.
